Long Lake Project
We were hired by Dan and Mary Crear to remove the old siding and install new siding and new windows and doors on their rental house in Long Lake, Minnesota. We started out removing the old 12 inch cedar lap siding. When we did this we uncovered large amounts of moisture damage and dry rot. In these photos you will find the house completely stripped of all siding. You can also see in these pictures areas of the worst rot that we found. We also found a deteriorating foundation in one corner of the house where a tree had originally fallen on the roof and caused some damage that corner of the house was completely rebuilt with a new foundation. We also removed a door that was in this wall. We then went around the house and installed all new windows sealing the Windows to the Styrofoam. The windows that were used were Marvin fiberglass Double windows.
When we got done cutting out and repairing all the rotten areas we filled the built right areas in with plywood and then wrapped the house in a 1 inch tongue and grooved polystyrene envelope we taped the butt joints and the tongue and groove joints acted as her own seal. House wrap was not needed on this project because of the Styrofoam product that we used and the way it was applied, we then applied vinyl double 4 siding from Menards. the trim on the eaves is Azek material, a permanent polyvinyl product that will never rot. We returned a year later and put a new flat roof above the back portion of this house. The roofing material we chose was Duro-Last roofing guaranteed to last 50 years.
The roofing project consisted of removing 2 layers of flat roof one rubber membrane and one tar and rock membrane. we took everything down to the original substructure . one of the biggest complaints with this roof had been ‘s lack of drainage , so we cut 2 x 6 sleepers to give us pitch from the house to the roof edge then we lay down a layer of half-inch OSB plywood , then a 3 inch thick layer of polystyrene high density foam insulation, and then another layer of half-inch OSB plywood . this gave us a complete slope away from the house on a 16 foot run of about 1/2 inch per foot, to this day there has been no water problems at this residence.
